23 Woodhill Avenue is a fine and substantial semi-detached family house believed to date from around 1870. It is situated in the favoured Woodhill area of Portishead, close to the Lake grounds, and commands views over its south facing garden across Portishead, and beyond to the Gordano Valley.
Arranged over four floors, the property has undergone a comprehensive renovation programme during the latter part of 2014/2015 combining restoration with modern day living. All appropriate features to the period have been retained, with ornate ceiling cornices, original fireplaces, window shutters, and deep moulded skirting boards and architraves. An elegant turning staircase rises from the lower ground floor to the second floor. There are engineered oak floors, and a tessellated floor open plan kitchen / breakfast room, with separate sitting and dining areas. The dining area, with windows along the south elevation and glazed cupola, opens to a raised terrace with distant hill views, and overlooks the garden. The superb kitchen is by Neptune and integrated appliances include dishwasher, oven and steam oven, halogen hob, microwave, coffee maker American fridge/freezer and an instant hot water tap. In the inner lobby, the original servant’s bells remain (not in working order). The family room opposite the kitchen could also be used a playroom.
The drawing room on the ground floor has the original marble fireplace and faces south. The sitting room and study, on the same floor retain original features. The first floor has a large master bedroom with en suite bath/shower room and walk-in wardrobe. There is a further bedroom and bathroom. The second floor has three bedrooms served by a bath/shower room. All bathrooms and cloakroom have Porcelanosa fittings.
The property is approached through a gated entrance giving access to a drive with parking area for several cars. A side pathway leads to the rear south facing garden. There is a deep paved terrace spanning the width of the house with central wide steps leading down to lawn with mature trees. Two raised beds and a rockery have been prepared for planting. From the terrace, in particular, there are open views across Portishead and beyond to the Gordano Valley.
