Sellers guide

Goodman & Lilley will assess the value of your property together with providing advice on getting your property looking its best and ready to sell. From a fresh coat of paint to making the most of your outdoor space, we will, if required, offer our advice.

We have listed below some tips that may help:

  • Address minor repairs – this will make a buyer feel you have looked after the property
  • Make any outside space look its best – if you have a garden or large enough outside space buyers will want to be able to invisage it at it's best, everyone likes to eat outside when the sun is shining!
  • Paint the walls in a neutral colour – it will attract a larger amount of buyers.
  • Remove any clutter – the property will feel more spacious.
  • Replace worn or unsuitable flooring
  • Clean the house – very simple and perhaps the most important (bathrooms and kitchens in particular!).

Try to get the lighting right - your home should look warm and cosy, inside and out. Replace any burned out bulbs and open the windows (even for a few minutes – to get rid of any cooking or pet odours). If it’s winter, make sure your home feels warm. Empty the kitchen bin and make sure the windows are clean inside and out.

Always remember that you never get a second chance to make a first impression when selling a property. Some thought and common sense prior to marketing your home can really make a difference. Preparing your property to be seen in it's best light will not only enhance your chances of selling faster, but can also help you achieve the best possible sale price.
